SOUTH YUNDERUP MARKET SNAPSHOT – OCTOBER 2025

South Yunderup saw a drop in sales activity during October, while prices remained stable across houses,
units, and land. Rental listings increased again, and leasing times remained consistent.

Sales
There were 11 residential sales recorded during the month, down 31.3 percent from September and 26.7
percent lower than the same time last year. The median dwelling price held steady at $749,000, up 0.1
percent for the month and 14 percent year on year.

Listings
There were 23 properties listed for sale at the end of October, up 64.3 percent from both last month and the previous quarter. Despite the rise, stock remains limited compared to historic averages.

Land
There were 2 land sales recorded during the month with a median price of $277,000. This represents a 3.2
percent monthly increase and a strong 26.7 percent rise year on year. Land sold in a median of 13 days,
indicating continued interest in vacant lots despite low volumes.

Sales Time on Market
Homes sold in a median of 13 days, down from 15 in September. Houses sold fastest in just 4 days, while units took longer at 82 days. Land moved in 13 days, showing good buyer confidence across all dwelling types.

Rentals
There were 11 leases signed during October, a slight drop from September. The median rent across dwellings was $600 per week, while houses rented at $600 and units at $420 per week. Rental prices remained stable with moderate annual growth.

Rental Time on Market
There were 26 rental listings available at the end of October, up 73.3 percent from last month and 136.4 percent higher than the same time last year. Homes leased in a median of 23 days overall, with houses taking 24 days and units just 11 days.
