MANDURAH PROPERTY MARKET UPDATE – FEBRUARY 2026

Mandurah remains the commercial and lifestyle heart of the Peel region, attracting a diverse mix of buyers including downsizers, investors and first homebuyers. With strong coastal lifestyle appeal and proximity to Perth, the suburb continues to see steady activity across both the sales and rental markets.


SALES
A total of 30 dwellings sold during February, with the median dwelling price reaching $600,000,
representing 17.6% growth year-on-year. While transaction numbers have softened compared with previous periods, property values remain resilient.


LISTINGS
At the end of the month there were 38 properties listed for sale, reflecting a 49.3% reduction compared to the same time last year. Lower stock levels continue to support price stability in the Mandurah market.


LAND
Land activity remains limited with 2 sales recorded, and a median land price of $351,000. Demand for land
continues to be driven by buyers seeking to build within established coastal communities.


SALES TIME ON MARKET
Homes are selling quickly, with a median time to sell of just 9 days, significantly faster than the previous year. Well-presented homes priced competitively are attracting strong interest from buyers.


RENTALS
Rental demand remains strong, with 24 properties leased during the month and a median rent of $550 per week, representing 5.8% annual growth.


RENTALS TIME ON MARKET
Rental properties continue to lease quickly, with a median time on market of 19 days, highlighting ongoing demand from tenants across the region
