RAVENSWOOD MARKET SNAPSHOT – OCTOBER 2025

Ravenswood had a relatively stable month in October with firm prices, an uplift in sales, and quick land
turnover. Rental activity eased, but rents remained steady and leasing times were consistent.

Sales
There were 8 residential sales recorded during the month, up 60 percent from September and 166.7 percent higher than the same time last year. The median dwelling price dipped slightly to $663,000, down 1 percent for the month but still up 6.6 percent year on year

Listings
There were 7 properties listed for sale at the end of October, up from 5 in September and consistent with
levels over the past quarter. Supply remains limited, keeping upward pressure on prices.

Land
There was 1 land sale recorded in October with a median price of $250,000, up 2 percent month on month and showing 19 percent annual growth. Land sold quickly in a median of 8 days, and one block was listed for sale at month’s end.

Sales Time on Market
Homes sold in a median of 8 days, showing continued buyer confidence and urgency. This was the same for both dwellings and land, with limited properties sitting on the market for long.

Rentals
Rental activity slowed with only 2 leases signed during the month, down 60 percent compared to both
September and the same time last year. The median rent held at $570 per week, marking a 1.8 percent
increase over the year despite the dip in volume.

Rental Time on Market
There were 7 rental listings at the end of October, up from 3 the month prior. Homes leased in a median of 32 days, which was consistent with previous months and aligned with annual trends.
