MANDURAH MARKET SNAPSHOT – OCTOBER 2025

Mandurah saw a drop in overall sales activity during October, but prices remained firm across all property
types. Rental volumes rebounded, leasing times improved, and listings continued to tighten.

Sales
There were 38 residential sales recorded in October, down 19.1 percent from September and 19.1 percent
lower than the same time last year. The median dwelling price rose slightly to $560,000, reflecting 0.3
percent growth for the month and 18.4 percent over the year.

Listings
There were 41 properties listed for sale at the end of October, a 4.7 percent monthly decrease and nearly 49 percent down year on year. The supply shortage remains a key feature of the Mandurah market.

Land
There were 3 land sales recorded during the month, with a median price of $351,000. This reflects a 0.3
percent monthly increase and 9 percent growth year on year. Land sold in a median of 11 days, showing
quick turnaround despite very low listing volumes.

Sales Time on Market
Homes sold in a median of 9 days across all dwellings, three days faster than September. Houses took 25
days, units 25 days, and land 11 days. The overall trend shows improved buyer activity and faster settlement times.

Rentals
Rental activity rose with 35 leases signed during the month, up 52.2 percent from September. The median
rent across all dwellings lifted to $540 per week, a 2.9 percent monthly and annual increase. Houses rented for $530 and units for $545 per week.

Rental Time on Market
There were 30 rental listings at the end of October, up slightly from September. Properties leased in a median of 21 days, two days quicker than the previous month, reflecting sustained demand from renters.
