SALES
There were 39 residential sales recorded during November, down 2.5% from October and 26.4% lower over three months. However, sales were 11.4% higher than the same time last year. The median dwelling price remained at $560,000, showing no monthly change but up 2.8% over three months and 15.5% year on year.
LISTINGS
There were 44 properties listed for sale at the end of the month, up 7.3% from October. Listings have
increased 39.7% compared to this time last year, offering more choice to buyers as summer approaches.
LAND
Land sales rose with 4 transactions in November. The median land price climbed to $375,000, up 7% for the month and 13.8% year on year. Land sold in a median of 8 days, reflecting strong demand despite low
volumes.
SALES TIME ON MARKET
Homes sold in a median of 7 days across all dwellings, down 2 days from October. Houses sold in 12 days,
units in 20, and land in 8, all showing improvements in time to sell.
RENTALS
Rental activity declined with 26 leases signed, down 25.7% from October. The median rent across all
dwellings rose to $540 per week, up 1.9% for the month and 5.4% year on year. Houses rented at $535 and units at $540 per week.
RENTALS TIME ON MARKET
There were 34 rental listings at the end of November, a 13.3% monthly increase. Homes leased in a median of 20 days, 1 day faster than the previous month.
