Mandurah had a mixed July, with sales volumes slightly down but rental activity on the rise and prices continuing their upward trajectory.
SALES
There were 36 residential sales recorded during the month, which is on par with June but 28% lower than the same time last year. The median house price came in at $560,000 — holding steady for the month and up 21.7% year-on-year.
LISTINGS
There were 26 properties listed for sale at the end of July, down 16% from last month but nearly triple the number of listings this time last year.
LAND
Only one land sale was recorded in July, with a median price of $350,000. Fourteen blocks were listed for sale, suggesting that land supply remains steady, but demand may be softening.
SALES TIME ON MARKET
Homes sold in a median of 18 days, which is slightly slower than last month but still quicker than a year ago. Units took longer to sell, with a median of 41 days on market.
RENTALS
The rental market saw strong activity, with 35 leases signed in July. Median rent for houses dropped slightly to $530 per week but remained higher than a year ago.
RENTALS TIME ON MARKET
There were 20 rental listings available at the end of July. Properties leased in a median of 19 days, showing healthy rental demand across the suburb.
