ERSKINE MARKET SNAPSHOT – JUNE 2025

Sales
Sales activity in Erskine remained relatively stable, with 162 residential sales over the year to June 2025 — just 1% below last year. Despite the small drop in volume, prices are trending up, with the median house price reaching $685,000 — an 11.4% annual increase. High-end activity continues to grow, with 22% of house sales now above $800,000.

Land
Only 7 blocks of land sold during the year, a sharp drop from previous years. However, prices held firm, with the median land price recorded at $355,000. Most land sales were for smaller blocks under 500sqm.

Listings
There were just 9 residential listings on reiwa.com as of 30 June — 25% fewer than the same time last year. Low supply continues to support price growth, and homes are selling quickly, with a median of 14 days on market.

Rentals
Rental activity has slowed, with 80 leases recorded across the year — a 15% decline from the year prior. Despite fewer leases, the median rent for houses rose to $625 per week, up 4.2% annually. Over a third of all properties leased were priced at $600 or more per week.

Rentals Time on Market
Leasing is taking longer in Erskine, with a median of 26 days to secure a tenant — 11 days slower than last year. The rental market is still active, but tenants are taking a little longer to commit across most price brackets.
