SALES
There were 13 residential sales recorded during the month, down 40.9% from October and 31.6% lower than the same time last year. The median dwelling price rose slightly to $780,000, reflecting 0.6% monthly growth and 11.4% over the year.
LISTINGS
There were 21 properties listed for sale at the end of November, up 110% from October but still 32.3% lower than a year ago. The increase suggests more sellers entering the market ahead of summer.
LAND
Three land sales were recorded in November with a median price of $320,000. This reflects 7.2% monthly
growth, 16.4% over three months, and 19.4% annually. Land sold in a median of 15 days, slightly quicker than in October.
SALES TIME ON MARKET
Homes sold in a median of 108 days, which is longer than October and continues the trend of extended
selling periods. Land performed better, settling in 15 days. The overall median for dwellings was 15 days.
RENTALS
There were 10 leases signed during November, a 47.4% drop from the previous month. The median rent
remained stable at $620 per week, up 3.3% year on year. Unit rents rose to $730 per week, marking a 25.9% monthly increase.
RENTALS TIME ON MARKET
There were 23 rental properties listed at the end of the month, up 76.9% from October.
Homes leased in a median of 23 days, unchanged from last month. Units leased in 37
days, slightly longer than previous periods.
