WANNANUP MARKET SNAPSHOT – JUNE 2025

Sales
There were 165 residential sales in Wannanup for the 12 months to June 2025, down 35% from the previous year. The median house price rose to $840,000 — a 15.9% increase year-on-year. Notably, 55% of houses sold for $800,000 or more, while virtually no sales occurred at or below $350,000.

Land
Land sales fell to 33 blocks over the year, with the median land price climbing to $510,000, reflecting a strong rise despite lower sales volume.

Listings
At 30 June 2025, there were 29 properties listed for sale, a 6% decrease from the previous year. Houses accounted for most listings, with 14 land and 13 unit listings available.

Rentals
Leasing activity was steady with 71 leases recorded, a slight 1% drop from the previous year. The median house rent decreased 7.4% to $625 per week. Rental listings were limited, with only 6 properties advertised for rent, down 40% on last year.

Rentals Time on Market
The median days to sell across all property types was 20 days, with larger houses generally selling faster. Rental properties leased in a median of 16 days, two days quicker than last year.
