PINJARRA MARKET SNAPSHOT – JUNE 2025

Sales
Pinjarra recorded 122 residential sales over the 12 months to June 2025 — a 31% decrease compared to the previous year. The median house price increased to $560,000, up 19.1% year-on-year. Around 11% of house sales were above $800,000, while approximately 4% sold for $350,000 or less.

Land
Land sales were very low with just 6 blocks sold during the year, down from 36 last year. The median land price rose to $230,000, reflecting steady demand despite the reduced sales volume.

Listings
There were only 6 properties listed for sale as of 30 June 2025, consistent with the previous year’s levels. House listings made up most of this tight supply, with only 1 unit listed and no land listings currently available.

Rentals
Leasing activity saw 56 leases over the year, an 8% increase from last year. The median house rent rose 14.3% to $560 per week. Rental listings remain very limited, with only 1 property advertised for rent.

Rentals Time on Market
Properties sold relatively quickly with a median of 10 days to sell overall. Homes priced over $800,000 took longer, while properties under $600,000 generally sold within 6 to 14 days. Rental properties took a median of 24 days to lease, which is 8 days slower than the previous year.
