Sales
Meadow Springs recorded 246 residential sales over the 12 months to June 2025 — a 15% decrease compared to the previous year. The median house price rose significantly to $728,000, marking a 21.3% increase year-on-year. Notably, 20% of house sales were above $800,000, while very few houses sold for below $350,000.
Land
Land sales were low, with only 8 blocks sold during the year, down sharply from 39 last year. Despite this, the median land price jumped to $355,000, indicating strong demand for larger or well-located blocks.
Listings
There were just 12 properties listed for sale as of 30 June 2025, a modest 9% increase from last year and still very tight supply. Houses accounted for 11 of those listings, with only 1 land listing available, reflecting constrained options for buyers.
Rentals
Leasing activity recorded 179 leases in the past year, 4% fewer than the previous period. The median house rent increased by 4.1% to $640 per week. Rental listings dropped slightly to 14, with houses making up most of the available rental stock.
Rentals Time on Market
Properties sold quickly, with a median of 13 days to sell overall. Homes priced over $800,000 took longer to sell, while properties priced under $600,000 typically sold within 5 to 13 days. Rental properties leased within a median of 21 days, three days faster than the previous year.
