LAKELANDS MARKET SNAPSHOT – AUGUST 2025

Lakelands saw a balanced August with a lift in sales activity and steady prices while rental turnover
remained strong and stock levels low.

SALES

There were 13 residential sales recorded during the month which is up slightly from July but 7.1 percent
lower than the same time last year. The median house price increased slightly to $674,000 reflecting annual growth of 8.4 percent.

LISTINGS

At the end of August there were 7 properties listed for sale, unchanged from July but 12.5 percent lower than this time last year. Available homes remain limited despite ongoing buyer demand.

LAND

Land sales saw renewed activity with several blocks transacting at a median price of $320,000. Ten blocks
were listed for sale by the end of August showing a notable increase in land availability.

SALES TIME ON MARKET

Homes sold quickly in August with a median of 7 days on market which is slightly faster than July and well
below the suburb’s long term average. Land sold in a median of 7 days showing strong buyer interest.

RENTALS

Rental activity remained high with 24 leases signed during the month. The median rent dropped slightly to $615 per week but remains in line with recent trends.

RENTALS TIME ON MARKET

There were 11 rental properties listed at the end of August. Homes leased in a median of
15 days showing strong ongoing demand from tenants in the area.
