For a long time, buyers in Western Australia have had to move quickly.
Limited choice, strong demand and a shortage of available homes meant buyers often had to make decisions with little room to compare properties. If a home ticked the right boxes, waiting too long could mean missing out.
But the market is changing.
The latest figures from the Real Estate Institute of Western Australia (REIWA) show a significant increase in the number of properties being listed for sale across Perth.
For the week ending 23 August 2026, REIWA recorded 7,204 properties listed for sale, compared with 3,145 in the same week last year — an increase of approximately 129%.
While this figure relates to the broader Perth market rather than Greater Mandurah specifically, it highlights an important shift in the environment sellers are operating in.
There is more choice. And when buyers have more choice, the way they buy changes.
More listings doesn’t automatically mean falling prices
It is tempting to look at a large increase in listings and assume that prices must be heading down.
That isn’t necessarily the case.
REIWA’s latest commentary describes the Perth property market as moving towards more balanced conditions following several years of exceptionally strong growth and rapid sales. Active listings remained above 6,000 in July, while the time taken to sell a home increased.
At the same time, REIWA reported that Perth’s median house price reached $938,000 at the end of June, following preliminary quarterly growth of 4.2% in the June quarter.
The message for Greater Mandurah sellers isn’t simply that there are more properties available.
It is that buyers have more opportunities to compare.
And that changes the selling environment.
What does more choice mean for Mandurah buyers?
When buyers have limited options, they can be more willing to compromise.
They may overlook dated presentation.
They may accept an awkward floorplan.
They may stretch their budget.
And they may act quickly because they are worried that another suitable property won’t come along.
When there are more properties to choose from, that urgency can ease.

- Outdoor entertaining
- Waterfront access
- Garaging

- Overall value
And increasingly, they can do much of that comparison before they even attend an inspection.
That makes your property’s first impression more important than ever.
What should Greater Mandurah sellers do now?
If you’re thinking about selling in Mandurah, Halls Head, Dudley Park, Falcon, Wannanup, Erskine, Greenfields, Meadow Springs or the surrounding Peel region, the answer isn’t necessarily to rush to market.
It is to prepare properly for the market you are entering.
That means understanding:
- What similar properties for sale are currently competing with yours.
- What comparable properties have actually sold for.
- What buyers are responding to.
- How your property compares on presentation and features.
- Where your price sits within the current competitive landscape.
- How your property will stand out online.
- What needs to happen in the first few weeks of the campaign.
Because when buyers have more choice, being the best-prepared property can matter just as much as being the best property.
More listings. More choice. More competition.
The property market of 2026 isn’t necessarily about buyers desperately taking whatever they can get.
It is becoming a market where buyers can compare.
And comparison changes behaviour.
More supply → more comparisons → less urgency → greater price sensitivity → higher expectations.
For sellers, that means presentation, pricing, marketing and strategy all matter.
The Mandurah property market is still producing sales. The difference is that buyers no longer have to compromise simply because there is nothing else available.
