FALCON MARKET SNAPSHOT – OCTOBER 2025

Falcon experienced a surge in market activity during October, with a sharp increase in sales and strong
annual price growth across houses, units, and land.

Sales
There were 23 residential sales recorded during the month, up 155.6 percent from September and 64.3
percent higher than the same time last year. The overall median dwelling price rose to $735,000, reflecting 0.7 percent monthly growth and 19.5 percent annual growth.

Listings
There were 14 properties listed for sale at the end of October, down slightly from September but up 75
percent over the last three months. Despite this rise, total listings remain 51.7 percent lower than this time
last year.

Land
Three land sales were recorded during the month, with a median price of $375,000. Land sold in a median of 8 days, reflecting strong interest. Three blocks were listed for sale at the end of October, unchanged from the previous month.

Sales Time on Market
Houses sold in a median of 24 days, units in 39 days, and land in just 8 days. The overall median time to sell was 8 days, down two days from September and six days faster than this time last year.

Rentals
Rental activity declined slightly, with 7 leases signed during the month. The median rent across dwellings
dropped to $560 per week, a 3.4 percent decrease for the month but still 2.8 percent higher than a year ago.

Rental Time on Market
There were 7 rental properties listed at the end of October, unchanged from September. Homes leased in a median of 28 days, consistent with last month and slightly faster than this time last year.
