Erskine continues to show resilience and long-term growth potential. Buyer and renter activity remains steady, but low stock is keeping pressure on prices — especially for family homes.
HOUSE PRICES RISING
The median house price reached $685,000 in May 2025, up 12.4% year-on-year and more than $250,000 higher than in 2020. Unit values dipped slightly to $369,500, while land prices remained steady at $355,000, a slight rise from last year.
SALES
A total of 166 properties sold in the 12 months to May — the same volume as last year. Houses made up 107 sales, while unit transactions hit a record high of 52.
LISTINGS
Only 6 properties were listed on reiwa.com at the end of May, down 33% year-on-year — a clear sign of tight supply and continued buyer competition.
LAND
Land values remain solid at $355,000, with demand steady from buyers looking to build in an established suburb.
RENTALS
The rental market remains strong, with house rents now at $610 per week and units at $480. Leasing activity has eased slightly, but demand is still solid — especially for larger homes, which are leasing the fastest.
