SALES
There were 16 residential sales for the month, with houses making up the bulk. The median house price rose to $710,000, reflecting a monthly gain of 1.4% and 10.9% growth over the year.
LISTINGS
Only 8 properties were listed for sale at the end of July — unchanged from the previous month but 27.3% lower than this time last year, keeping competition strong.
LAND
Land activity was extremely limited, with just one sale recorded. The median land price jumped to $422,000, though this reflects a very low volume of transactions.
SALES TIME ON MARKET
Homes sold quickly, with a median time on market of just 3 days in July. Units took longer, with a median of 37 days, while the single land sale settled in 13 days.
RENTALS
Rental activity slowed right down, with only 2 leases signed during the month. The median rent for houses was $625 per week, holding steady compared to June.
RENTALS TIME ON MARKET
At the end of July, 5 rental listings were on the market. Properties took a median of 25 days to lease, showing a slight improvement in rental turnover compared to earlier months.
