Dudley Park remains one of Mandurah’s most sought-after areas, with strong demand and rising prices continuing into 2025.

HOUSE PRICES RISING

The median house price reached $662,500 in May 2025, up 19.4% year-on-year. Two years ago, it was $425,000. Unit prices also lifted to $410,000, while land sits at $275,000.

SALES

High-end homes dominate sales, with nearly 25% selling for $800,000+. Only 2% sold under $350,000, and most sales fall in the $600,000–$799,999 range.

LISTINGS


At May’s end, only 13 properties were listed on reiwa.com, down 13% from last year, keeping competition strong.

LAND

Land prices remain steady around $275,000.

RENTALS

Rental demand remains strong, with median house rents climbing to $600 per week and units averaging $460. Lease activity rose 9% over the past year, with properties leasing quickly—typically within 14 days and high-end homes sometimes leasing in under 10 days. Nearly 30% of leases now secure rents of $600 or more per week.
