Dudley Park saw a drop in sales activity in November, but prices across houses, units, and land held steady. Listings remained limited, and rental conditions softened slightly with a dip in leasing volumes.
SALES
There were 14 residential sales recorded during the month, down 48.1% from October. The overall median dwelling price rose slightly to $685,000, up 0.7% for the month and 10.5% over the year.
LISTINGS
There were 13 properties listed for sale at the end of November, 18.8% lower than last month and down 45.8% compared to a year ago. Stock remains tight despite seasonal turnover.
LAND
One land sale was recorded with a median price of $295,000, unchanged from October. This represents a
5.7% increase over the past three months and 15.7% growth year on year. Land sold in a median of 10 days.
SALES TIME ON MARKET
Homes sold in a median of 10 days overall, unchanged from October. Houses sold in 6 days, units in 83 days, and land in 10 days. The longer unit days are based on a low transaction volume.
RENTALS
There were 11 leases signed in November, down 8.3% from the previous month. The median rent fell to $570 per week, a 6.6% monthly drop, though only a 1.7% decrease year on year. Houses rented for $580 and units for $500 per week.
RENTALS TIME ON MARKET
There were 12 rental listings at the end of November, 20% lower than in October.
Properties leased in a median of 28 days, three days slower than the previous month.
