DUDLEY PARK MARKET SNAPSHOT – OCTOBER 2025

Dudley Park experienced a steady October with modest price growth, stable listings, and quick sales
turnaround, while rental activity slowed slightly compared to the previous month.

Sales
There were 22 residential sales recorded during the month, a 37.5 percent increase from September. The
overall median dwelling price held at $680,000, representing a 4.6 percent rise over three months and 11.5 percent growth year on year.

Listings
There were 16 properties listed for sale at the end of October, down 20 percent from September but still 6.7 percent higher than the same time last year. Supply remains relatively balanced across housing types.

Land
Five land sales were recorded with a median price of $295,000, up 15.9 percent year on year. Land sold in a median of 11 days, down from 12 in September, showing strong demand for vacant blocks.

Sales Time on Market
Houses sold in a median of 9 days, two days faster than in September. Units took longer, with a median of 83 days, while land sold in 11 days. The overall median for dwellings sat at 12 days, slightly quicker than last month.

Rentals
Rental activity slowed with 11 leases signed across houses and units. The overall median rent was $615 per week, a 6 percent rise compared to this time last year. House rents sat higher at $620, while units were lower at $550.

Rental Time on Market
There were 15 rental properties listed at the end of October. Dwellings leased in a median of 24 days, one day faster than September. Units took a median of 39 days, while houses leased more quickly at 24 days.
