PINJARRA MARKET SNAPSHOT – SEPTEMBER 2025

Pinjarra recorded a quieter September with fewer sales and leases than the previous month, though prices remained strong and listings began to increase slightly.

Sales
There were 7 residential sales recorded during the month, down from August and 36.4 percent lower than the same time last year. The median house price rose slightly to $600,000, marking a strong 21.2 percent increase year on year.

Listings
There were 5 properties listed for sale at the end of September, which is a 25 percent increase from August. While listings remain low, they have started to recover from previous months.

Land
One land sale was recorded during the month, with the block selling in just 9 days. Only one lot was listed at the end of September, indicating limited availability in new development stock.

Sales Time on Market
Houses sold in a median of 11 days, unchanged from August and still reflecting solid buyer demand. Land sold faster with a median of 9 days on market.

Rentals
Rental activity slowed with just 4 leases signed in September. The median rent dropped slightly to $545 per week, a 0.9 percent decrease compared to this time last year.

Rental Time on Market
There were 3 rental properties listed at the end of the month, a small increase from August. Homes leased in a median of 22 days, only slightly slower than the previous month.
