There were 24 properties listed for sale at the end of September, up 4.3 percent from August and 50 percent higher than the same time last year. Buyer choice has improved slightly, though stock is still lower than long term averages.
Land
Land sales picked up with 6 transactions recorded and a median sale price of $285,000. Six blocks were listed for sale at the end of the month, maintaining a steady level of availability in the area.
Sales Time on Market
Homes took a median of 84 days to sell in September, which is longer than in previous months and significantly slower than earlier this year. Land sold much faster with a median of 18 days on market, reflecting stronger demand for vacant blocks.
Rentals
Rental activity softened with 13 leases signed during the month, a drop of 31.6 percent compared to August. The median rent held steady at $600 per week, showing stability despite fewer transactions.

There were 21 rental properties listed at the end of September, up 50 percent from the previous month. Homes leased in a median of 22 days, slightly quicker than August and eight days faster than a year ago.
