MEADOW SPRINGS MARKET SNAPSHOT – JULY 2025

Meadow Springs experienced a slower month in July, with fewer sales and rentals, but house prices continued their upward trend.

SALES

There were 12 residential sales recorded during the month — down from June and 33% lower than this time last year. The median house price rose slightly to $730,000, marking an 18.7% increase over the past 12 months.

LISTINGS

Just 9 properties were listed for sale at the end of July, down 18% from the previous month. However, stock is still up 80% compared to this time last year.

LAND

Land activity was minimal, with no reported sales for the month. The previous median land price sat at $355,000, and no blocks were listed for sale by the end of July.

SALES TIME ON MARKET

Homes sold quickly, with a median of just 5 days on market. This is 15 days faster than July last year and reflects strong buyer competition for available stock.

RENTALS

The rental market eased slightly, with 15 leases signed in July. Median rent for houses dropped slightly to $630 per week but remains 5% higher year-on-year.

RENTALS TIME ON MARKET

There were 14 properties listed for rent at the end of July. Homes leased in a median of 25 days, showing a small slowdown in leasing activity compared to previous months.
