Halls Head saw a quieter month in July, with fewer sales and listings, but price growth remained strong and homes continued to move quickly.
SALES
There were 20 residential sales recorded during the month, a 9% drop from June and down significantly compared to the same time last year. The median house price climbed to $780,000 — up 1.2% for the month and nearly 15% year-on-year.
LISTINGS
Listings remained low, with 21 properties advertised for sale at the end of July. This is unchanged from June but still 43% below the levels seen in July 2024.
LAND
Only one land sale was recorded for the month, with a median price of $475,000. A total of five land listings remained available at the end of July.
SALES TIME ON MARKET
Homes sold quickly, with a median time on market of just 9 days. This was 39 days faster than the quarterly average and in line with last year’s pace.
RENTALS
The rental market remained active, with 26 leases signed in July. The median rent held at $640 per week, representing a 6.7% rise compared to a year ago.
RENTALS TIME ON MARKET
There were 12 rental properties on the market at the end of July. Homes took a median of 18 days to lease — slightly quicker than earlier this year.
