COODANUP MARKET SNAPSHOT – MAY 2025

Coodanup is growing steadily, with rising demand and shifting property trends across buying, selling, investing, and renting

HOUSE PRICES RISING

The median house price reached $585,000 in May 2025, up 24.5% from last year. Most sales are now between $500k and $599k, while entry-level homes under $350k are becoming rare

SALES

Sales fell 28% to 164 over the year, likely due to limited stock and affordability pressures. Homes priced $600k–$799k sell fastest, typically within 11 days, while the overall median selling time is 28 days.

LISTINGS

At the end of May, only 16 properties were listed for sale, keeping options tight for buyers.

LAND

Median land prices rose to $185,000 from $160,000 in 2023. Smaller blocks under 320m² remain popular for downsizers and developers.

RENTALS

Median house rents hold steady at $550 per week—more than double the 2019 level. Lease activity is up 63%, with properties renting in around 24 days, faster for larger homes
